Serious refurbishment needed!

We’ve stayed here for a few years now but the hotel is slowly declining. The rooms need a serious refurb, especially the very old air con units. It must be costing them a fortune to keep them running. Every year I complain that they don’t allow you to eat breakfast in their beautiful garden and they still don’t. Gorgeous hotel perfectly located in central Modena. The service was exceptional. The cost for the room given the quality of the hotel was reasonable. Ancient palazzo in the heart of the historic district. Beautiful lobby. Notice the place needs a refresh of the paint and new furniture. Our room had a balcony and a hard mattress. Asked at the desk what could be done to put padding on mattress, receptionist Matteo upgraded us to a better room, room 232, which was bigger, had a view of the garden, and a more comfortable bed.
